A mortgage payment is often just one piece of the real monthly cost of owning a home - several other recurring costs are easy to overlook when budgeting for a purchase.
Property tax, revisited in a housing context
Property tax, introduced in the taxes module as a recurring tax on the value of owned property, is one of the largest ongoing costs of homeownership, and it’s charged regardless of whether the mortgage is paid off. Rates and how they’re calculated vary considerably by location, which is exactly why comparing housing costs across different areas requires looking well beyond the sticker price of the home itself.
Escrow accounts: bundling taxes and insurance into the payment
An escrow account is a fund, managed by the mortgage lender, that collects a portion of property tax and homeowners insurance costs with each monthly mortgage payment, then pays those bills on the homeowner’s behalf when they come due. This is exactly why a mortgage payment is often higher than principal and interest alone would suggest - taxes and insurance are frequently bundled directly into it.
A homeowner with a fixed-rate mortgage might still see their monthly payment increase over time - not because the interest rate changed, but because local property taxes rose, or homeowners insurance premiums increased, both of which flow through the escrow account into the total monthly payment.
Maintenance and HOA fees
A maintenance reserve is money set aside specifically for the ongoing repair and upkeep costs of owning a home - a roof, an HVAC system, appliances - expenses a renter’s landlord would otherwise absorb. A homeowners association fee is a recurring charge in many planned communities or condo buildings, covering shared amenities and upkeep of common areas, and it’s a real, sometimes substantial cost easy to overlook when comparing homes.
